Q1 2014 Greater Lowell Statistics

In the first quarter of 2014 a total of 1.15 million square feet of industrial and commercial buildings sold in 10 transactions. The industrial building transactions totaled $24 million while the commercial buildings totaled 12.3 million. 179 acres of residential, commercial, and industrial land sold in a total of 12 transactions. The total price for those transactions was $4.7 million. Finally 190 apartment units sold in 2 transaction in buildings with 10 or more units. Those transactions totaled $20.9 million. In January the total of all sales surveyed was $32.8 million, in February the total dropped to $6.9 million, and in March the total rose to $25.7 million.

In January there was 1 sale in Billerica for $1,230,000; in Chelmsford there were 4 commercial and industrial sales totaling $9,686,000 containing a total of about 110,000 square feet; Dracut had one sale (a small warehouse building) for $420,000; Lowell had 5 commercial and industrial sales totaling about 915,000 square feet with a total sales price of about $20 million; Wilmington had 2 sales of industrial condominium units totaling just 5,664 square feet and a total sales price of about $480,000. There were no commercial or industrial sales in Carlisle, Dunstable, Tewksbury, Tyngsborough, and Westford.

In February Billerica, Chelmsford, Dracut, Tyngsborough, and Wilmington each had one commercial sale or land sale. There were three sales in Lowell, one land sale, one office building sale, and an auto dealership on Route 38. The sales totaled $3.8 million. In Tewksbury there were two commercial and industrial sales totaling about $1.4 million. There were no sales in Carlisle, Dunstable, and Westford in February of 2014.

In March of 2014 there were two sales in Chelmsford, an apartment complex and a small office building. The sales totaled over $20 million. In Dracut there was a sale of a 20 lot residential subdivision for $1.18 million. In Dunstable there was a sale of a small parcel of residential land to an abutter. There were 5 sales in Lowell including the sale of a small commercial strip of land to an abutter, 2 parcels of commercial land totaling a little over $1 million, and a 10-unit apartment building. In Tyngsborough there was a sale of a bar/restaurant and a sale of a mixed use residential and automotive property, Both on Route 3A. There were no sales in Billerica, Carlisle, Tewksbury, and Westford.
